Reception

For a little bit of luxury in the heart of London look no further. This beautiful interior designed  three bedroom, two bathroom flat  is situated in the heart of Kensington. Located on a quiet street this apartment is ideal with a large private terrace – it is the perfect spot to entertain or enjoy some peace and quiet. This flat is located in a secure, portered block with easy access to the transport links and amenities of both Kensington High Street and Notting Hill. Only a stones throw away from High Street Kensington it is close to a great number of shops and restaurants. A good example of what Kensington High Street has to offer is  Whole Foods, which was started in America and is now adopted by the Londoners as the place to go for natural and organic foods.  For a truly magical experience no where beats Kensington Roof Gardens. Located 100 feet above the High Street it is a hidden gem with three themed gardens, with over 70 full size trees, a flowing stream stocked with fish and resident flamingos Bill, Ben, Splosh and Pecks. With a club and a restaurant this is the perfect place to wine and dine followed with a spot of dancing. Now if that doesn’t entice you to live in this wonderful area nothing will.

Autumn in Notting Hill- A Lovers Paradise

Autumn heartAs I was walking to the office this morning the chilly air hit my face and gave me the first icy bite on my lips… autumn I thought…..golden skies, warm rustic tones and wintry woollen garments touching the skin for the first time in months.  What an ideal period to start thinking about the forthcoming weeks and, if you are single, finding someone to warm your heart and share a romantic stroll thorough the leaf strewn parks of London.  It is by no coincidence that the romantic comedy “Notting Hill” was set in this area.  Walking to work, I noticed the picturesque buildings with each individual home and shop exuding a little personality of its own.  From mansionesque, white dolls houses to higgledy piggledy cottages, it is reminiscent of wandering through a fairy tale land, lined with trees and numerous little coffee shops to hide  in and steal a kiss.

Holland Park, which is just around the corner, is ideal for hiding.  The ivied arch way can act as a lover’s tunnel through which one can walk and walk whilst exchanging longing glances in to the others eyes.  What is he thinking?  What is SHE thinking?  Well, you can hide away in one of the many little coffee shops and after a mug of warm hot chocolate find out all there is to know about Mr or Mrs Right. ..And if you haven’t found them yet, believe me there are MANY choices here in Notting Hill.  Yes, that is another thing I noticed whilst waltzing on my honey hazed, conquer coloured love walk to work this morning.  There are lots of lovely chaps and lasses here.

So, I said to myself, with wonderful architecture, pretty coffee shops, lovely faces and romantic nests I shall definitely be moving here soon and hopefully finding a heart warming, autumn red set of lips to kiss.

The stage production of Peter Pan in Kensington Gardens runs through 13 September 2009.

You’re strolling along on a calm, breezy summer day.  Perhaps it’s afternoon, perhaps the cusp of evening. You have just been popping in and out of the shops, be it Westbourne Grove, Portobello Road, or High Street Kensington, when your inner child compels you southward to Kensington Gardens.  You wind your way along the footpaths when you suddenly behold an unusual sight:  a pristine white tent, looking something like a futuristic circus pointing in peaks to the open sky.  Hesitantly, you step off the pavement and soon find the soft wild grasses underfoot as you venture closer to this secluded oddity.  As you get closer, you see picnickers dotted along its side, enjoying fruits, crackers, juice or wine…voices are raised in merriment, and children play their lawn games…and then the tinkling of a bell sounds.  All are heeded to come within.  It is then that you step out of your everyday reality and into the promise of Neverland.

All this summer, Peter Pan is gracing London and playing to its fancies.  Set within the very park that JM Barrie frequented and inspired his tale (can you find the Peter Pan statue he commissioned himself?  It’s there…you just have to believe…or maybe just look at a map), this innovative production is a theatrical experience unlike any other I myself have had–how appropriate that I should fly to Neverland with the Boy Who Would Never Grow Up on the very day I technically turned another year older.  It may have been my birthday treat, but you need no special occasion to justify buying a ticket to behold the eye candy of whimsical costumes, flying actors, and 360-degree, 3D virtual environment–it’s an occasion in and of itself, the moment when you reconfirm your oath that, yes, you DO believe in fairies!

Looking to live near the magic this summer?  Let Notting Hill Properties help ease the burden of that serious Grown-Up stuff.

why say, ‘no,’ to Lower Ground Floor Properties?

Not all basements look like this.

Not all basements look like this.

If you are looking for a combination of a larger apartment and outside space then going for a lower ground floor apartment is your best option. But many get this confused with a basement flat and instantly disregard the possibilities that it could offer.
+ A basement flat is typical of very central, commercial areas, where the entirety of the property is below street level. The amount of windows, let alone light, is minimal and any outside space is usually a dingy light well, or unkept patio.
+ A lower ground floor property is situated in those buildings where the architecture gives you a raised and lower section to the ground floor. The property is usually only set down, at most, 3-4 feet below street level and is usually set back from the street. You do get windows and more importantly light. Rather than a patio you will also stand a greater chance of getting a proper garden.

Areas to look in for Lower Ground Floor properties are: Notting Hill, Holland Park, Ladbroke Grove and North Kensington.

Safety; a prime reason for turning away lower ground and basement flats is ’safety.’ Really???? West London is one of, if not the, safest area of London, with great police presence. And frankly if someone is going to burgle you, they will do; whether you are on the lowest, or highest floor in the building.

The next best thing to private Outside Space.

Access to a Garden Square is still a must have for many.

Access to a Garden Square is still a must have for many.

The main problem for many seeking their own outside space, is the fact that to get it you need to either spend a fortune for a roof terrace or first floor balcony, or take a lower ground floor flat. This poses two problems; 1 – if you have a set budget, stretching to spend more to get your terrace is probably just not possible. 2 – there is a certain stigma towards lower ground / basement flats, to the point where many will refuse to even view them, let alone rent one. This is a shame as excuses of ’safety’ is not really a valid one when looking in some of the safest and most prestigious wets london locations. (snobbery does spring to mind!)

If budget is an issue and it really does have to be first floor, or higher, then the next best option for your slice of outside space is getting access to one of the areas beautiful communal square gardens. access is not limited to adjoining properties but also decided by proximity, so do check on this, as despite being up the road, you may still have a right to access.

If you want to know more, or want to find your own property with access to a communal garden, then contact Notting Hill Properties.

the sun’s now out and the requests for ‘Outside Space’ are starting to flood in . . . . .

Outside Space

If you want a garden like this, you better be first in line.

Besides the slight splatterings of intermittent rain, the weather seems to be set on track for a great, sunny summer. With the sun comes hordes of sun worshippers, keen to get their hands on a new flat with Outside Space. This happens every year at this time, so by default this is when the majority of properties with said outside space become available, as tenancies come to an end and Tenants move, downsize, upsize and relocate. Therefore if you are after you own little piece of greenery then get up to speed with what is on the market, so that you are first in the line when it comes to getting that ideal flat with a prime, south-facing garden or terrace.
